Booking Conditions


All bookings must be made in writing on the booking form supplied and are subject to the following terms and conditions:

1. A provisional booking date may be made be e-mail and will be held for seven days on receipt of a completed booking form and full deposit/payment, as appropriate. Special conditions apply to those bookings made within 8 weeks of departure.
2. A booking deposit of 25% per week is required with your completed booking form, booking will be confirmed to you in writing within seven days of receipt of your required deposit. Once the booking is confirmed the deposit will be non-refundable but will be deducted from the amount due.
3. Upon payment of the outstanding balance, the client shall be required to pay a refundable security/breakage’s deposit of €300. This deposit will be refunded to the client as soon as possible and no later than four weeks from the client vacating the property and returning the key, less any necessary costs. Breakage’s, damage and any additional cleaning charges over and above those considered reasonable after careful use of the property and as reported by the management, will be charged at cost and taken from the deposit money. The key to the property will not be released until a security deposit has been paid. 
4. Approximately ten weeks prior to the departure date, an invoice will be sent indicating the balance due. This is required to be paid in full no later than EIGHT WEEKS before the first day of the booking. If the payment has not been received by this time, we reserve the right to cancel the booking and the deposit will be lost.
5. In the event of cancellation, the following charges normally apply:
6-8 weeks prior 50% of total rental charge
4-6 weeks prior 75% of total rental charge
Less than 4 weeks prior 90% of total rental charge

All cancellations must be made in writing. We will make every attempt to assist in alterations to suit.
6. It is required that the client and all members of the party are covered by adequate insurance. Neither the owner of the property nor agent will be liable for loss or damage arising in connection with any matters outside of our reasonable control. Furthermore, neither the agent nor the owner will accept liability for any injury howsoever caused to the client, any member of the party or visitor to the property as a result of the use of the pool. Guests are specifically required to supervise children in and around the pool and to exercise due care and caution at all times.
7. Lets run from 4.00pm on the first day of the booking until 10.00am on the last day of the booking, unless otherwise arranged.
8. Only those persons identified on the booking form are authorised to use the property. Any changes in the persons occupying the house must be notified in writing.
9. All persons occupying the house are required to treat the fabric of the building and the fittings with due care and only use them for the purpose for which they are intended. Damage resulting from careless or improper use will require payment to repair to an adequate standard or replace with new. All damages must be reported to the local Management Company immediately. 
10. Pets are not permitted anywhere on the property
